Unlike villas where access is direct, painting an apartment in a Dubai high-rise requires following developer or facility management rules. Preparing for these rules beforehand is essential:
- The NOC Requirement: Most premium towers in Downtown Dubai, Dubai Marina, and JLT require a Homeowners Association (HOA) or building management NOC (No Objection Certificate) for maintenance activities. You or your landlord must typically apply for this online.
- Gate Passes and Security: Security guards will not allow contractors to carry ladders or paint cans through the main lobby. Painters must use the service elevator, which often requires a pre-arranged security pass and deposit.
- Time Restrictions: Most apartments restrict work to weekdays (Monday to Friday) between 8:00 AM and 5:00 PM. Weekend work is rarely permitted to protect other residents from noise and paint odours.
2. Gypsum Drywall vs. Concrete Walls
Dubai apartment units are built with distinct wall structures. Understanding this determines the materials your painter should use:
- Gypsum Partitions: The internal walls dividing bedrooms and living spaces are typically hollow drywall partitions made of gypsum board. Drywall is porous and absorbs paint unevenly. If the drywall is patched or has exposed paper, a drywall sealer or PVA primer must be applied before painting to prevent a blotchy, patchy finish.
- Concrete Perimeter Walls: The outer walls of the apartment are solid structural concrete. They are less porous but require appropriate primers to ensure the topcoat adheres securely without peeling under the humidity variations caused by AC systems.
3. Low-VOC and Low-Odour Paints
Because apartments are enclosed spaces with central air conditioning systems that recirculate air, odour control is vital. Painting with standard solvent-based paints will leave a strong chemical smell that can linger for days.
Always ensure your painting quote specifies high-quality, water-based, low-VOC (volatile organic compounds) paints (such as Jotun Fenomastic My Home Rich/Matte or Dulux Promax). These dry within a couple of hours and have minimal odour, allowing you to use the room on the same day.
4. Move-Out and Handover Repaints
One of the most common reasons for painting a Dubai apartment is the end of a tenancy agreement. Landlords expect the unit to be returned in the same condition as when you moved in, usually in a neutral white or light off-white tone.
