The Problem
The owner of a standalone 4-bedroom villa in Jumeirah 1 contacted us following Dubai's seasonal rain in December 2025. Two internal ceiling areas — the master bedroom and the TV room below the main roof — had developed wet stains during and after the rain event. The villa was built approximately 14 years prior and had received a coating treatment 7 years earlier that had not been properly documented.
The owner had previously received a quote from a contractor who proposed to apply waterproofing paint directly over the existing surface without removal of the old coating. Concerned about the approach, the owner contacted us for a second opinion before proceeding.
Our Inspection
We conducted a roof inspection and found: visible blistering and cracking of the existing acrylic coating across approximately 40% of the surface. The parapet upstand membrane had fully delaminated at two corners. The drainage outlet flanges had no membrane collar — a gap that allowed water to bypass the coating at each drain point. Water pooling visible from previous rain events in one quadrant of the roof indicated an incorrect drainage slope.
Our recommendation: full removal of the existing coating, substrate repair, polyurethane membrane system applied in two coats, and a UV-protective topcoat. Applying a new coating over the failed existing one would not solve the drainage outlet and parapet junction failures.
The Works Completed
Result
Following the December 2025 rain season and subsequent rain in February 2026, the owner confirmed zero ceiling staining in both previously affected rooms. The polyurethane system with UV topcoat has been in service since June 2026. The owner chose not to proceed with the previous contractor's proposal — avoiding what would almost certainly have been a repeat failure within one rain season.
