Understanding the Full Bathroom Renovation Timeline in Dubai
The "construction time" for a bathroom renovation is only part of the total project duration. Before a single tile is removed, you need a complete design, all materials on site, and any required NOC or permit in hand. Failing to account for these pre-construction phases is the most common cause of timeline misalignment between homeowner expectations and contractor delivery.
Phase 1 – Design & Planning (3–7 Days)
The design phase covers site measurement, layout planning, material selection, and visual review. Locking the design before demolition starts is essential — changes mid-construction are expensive and disruptive. A well-organised design phase saves far more time than it takes.
Phase 2 – Permit & NOC Processing (3–14 Days, if Required)
Many Dubai buildings require a No Objection Certificate (NOC) before renovation work begins. For managed apartments in Dubai Marina, Downtown Dubai, Business Bay and similar communities, this step is almost always required. Processing time varies by building — typically 3 to 10 working days for a building NOC. Government permits for structural or major plumbing work may take longer.
Phase 3 – Material Procurement (3–10 Days)
Locally available tiles and fixtures can be procured quickly. Imported tiles or special-order sanitary ware can take 2–4 weeks. We recommend starting material procurement as soon as the design is confirmed — running it in parallel with the permit process where possible.
Phase 4 – Demolition (1–2 Days)
Demolition of old tiles, fixtures, and waterproofing is typically the quickest active phase. Old tiles are removed, waste is bagged, and the bathroom shell is prepared for waterproofing.
Phase 5 – Waterproofing (1–2 Days + Cure)
Waterproofing membrane application takes 1 day. The membrane must then cure for 24 to 48 hours before any tiling can begin. This waiting period is non-negotiable — starting tiling before the membrane cures compromises the waterproofing.
Phase 6 – Tiling (3–7 Days)
Floor and wall tiling is typically the longest active construction phase. Duration depends on bathroom size, tile format, and layout complexity. Large-format tiles (80×160 cm) take significantly more time to install than standard 60×60 cm tiles due to the precision required.
Phase 7 – Plumbing & Electrical (2–4 Days)
Plumbing and electrical work is coordinated with tiling to avoid rework. Rough plumbing (pipe connections behind walls) happens before tiling. Final plumbing fit-out (taps, showers, toilet connections) happens after tiling is complete.
Phase 8 – Fit-Out & Snagging (2–4 Days)
Toilet, basin, bath, vanity, mirrors, and accessories are installed. Grouting is completed and sealant is applied. A snagging inspection identifies any defects, which are corrected before handover. The bathroom is cleaned and handed over with all fixtures tested.
