Yes. We renovate bathrooms in apartments, villas, and townhouses across Dubai. Villa renovation typically offers more flexibility for layout changes compared to managed apartment buildings.
Yes. We apply a waterproofing membrane as a mandatory step in every bathroom renovation. We do not perform tiling-only renovations without proper waterproofing, as this causes water damage that is far more expensive to remediate than the cost of the membrane.
We use cementitious or polyurethane-based waterproofing membranes depending on the substrate condition. Both types are suitable for Dubai's climate. The membrane is applied to floor and wall surfaces and cured before tiling begins.
We work on all bathroom sizes, including small guest bathrooms and ensuites. There is no minimum size restriction.
We can renovate multiple bathrooms in the same property, either simultaneously or in sequence depending on how many bathrooms you have available for use during the project. We discuss the optimal approach at the planning stage.

Cost & Quotes

We provide a fixed-price quote after a site visit. We do not provide verbal estimates that change later. Your agreed price is the price you pay, unless you change the scope of work after agreement.

We respond to WhatsApp inquiries the same day. After a site visit, we typically provide a written quote within 1 to 2 working days.
Yes. You can supply your own tiles, fixtures, or sanitary ware. We will work with materials you provide as long as they meet technical requirements for the application. We will advise on suitability before work begins.
Payment terms are agreed at the contract stage. A deposit before mobilisation is standard practice for renovation projects. Specific payment milestone terms are included in the written agreement.

Timeline

A small bathroom (under 5 m²) typically takes 1–2 weeks of active construction. A standard bathroom (5–10 m²) takes 2–3 weeks. A master bathroom (10 m²+) typically takes 3–5 weeks. Add design, procurement, and permit time for the full project duration.
Once the quote is accepted and any required NOC or building approvals are in place, we schedule a start date based on material availability and trade scheduling. Typically, we can mobilise within 1 to 2 weeks of agreement.
In some cases — particularly in older properties — demolition reveals unexpected conditions such as corroded pipes or absent waterproofing. We document findings, advise you on the implications, and agree on any scope change and revised cost before proceeding. We do not continue without your approval.

Permits & NOC

We assist with the process — we prepare the scope-of-work documentation needed for NOC applications and advise you on what is required for your building. We have experience with NOC processes across many Dubai buildings.
Government permits are not always required. Cosmetic bathroom renovation typically does not need a Dubai Municipality permit. However, most managed apartment buildings require a building management NOC before any renovation starts, regardless of scope.

Materials

Large-format porcelain tiles in sizes 80×80 cm, 60×120 cm, or 80×160 cm are the most popular for contemporary Dubai bathrooms. Standard 60×60 cm remains widely used for budget-conscious projects.
Yes. We can advise on tile and fixture suppliers in Dubai and assist with procurement if required. We are not a tile shop, but we regularly assist clients with specification and sourcing guidance.

Process

Snagging is a final inspection of all completed work before handover. We check tiling alignment, grout consistency, fixture operation, drainage function, sealant quality, and any other workmanship items. Any defects identified are corrected before the bathroom is handed over to you.
We stand behind our work. If defects arise from our workmanship after handover, we return to correct them. Specific terms are discussed at the contract stage.
We share relevant project examples during the consultation. We do not maintain a public portfolio of client projects without consent. Contact us on WhatsApp and we will share appropriate examples for your project type.
The bathroom should be clear of all personal items before work starts. We do not move personal belongings or handle furniture outside the bathroom. We are responsible for the bathroom space only.
