Bathroom Waterproofing in Dubai Marina High-Rise Apartment
Location: Dubai Marina · Completed: July 2026 · Fixer Guy Dubai
The Problem
The owner of a 1-bedroom apartment on the 14th floor of a Dubai Marina tower contacted us after receiving a complaint from the tenant in the unit below. A yellow-brown stain had appeared on the ceiling of the bedroom below — not the bathroom ceiling, which threw off an initial inspection by the building's maintenance team who initially assumed a plumbing leak.
The stain worsened each time the apartment's shower was used. The building maintenance team had inspected the plumbing — finding no active pipe leak — and concluded the issue must be the bathroom slab. This is a textbook case of an inter-floor slab leak caused by a failed bathroom waterproofing membrane. The water travels horizontally through the concrete slab and descends to the ceiling of the unit below in a location displaced from the bathroom directly above.
Our Inspection
We attended the 14th-floor apartment and conducted a moisture meter inspection of the bathroom floor, walls, and the adjoining bedroom wall. The meter readings were elevated across the full shower area floor and along the base of the shower-side bathroom wall. A tap test confirmed three floor tiles were hollow — indicating they had separated from their adhesive bed due to water penetration below.
Diagnosis: failed bathroom waterproofing membrane. The original cementitious membrane had reached the end of its service life after approximately 12 years. The drain connection collar was also compromised — a common secondary failure point in high-rise apartments of this age.
The Works Completed
Result
The bathroom membrane was confirmed watertight by flood test before retiling. The tenant in the unit below reported no further ceiling staining after the renovation was completed. The owner's dispute with the neighbour below was resolved without any additional ceiling repair costs because the source was correctly identified and fixed before any further damage occurred.

Bathroom Waterproofing Project — Technical Standards & Quality Guide
Executing professional Bathroom Waterproofing Project in Dubai requires strict compliance with local construction laws, manufacturer guidelines, and community regulations. In Dubai Marina, residential utilities and structures are exposed to specific environmental demands. We deliver complete diagnostic audits, preventative maintenance, and custom installations en route from our central depot in Al Quoz, ensuring that your home remains safe and efficient.
A key challenge in the high-rise residential towers of Dubai Marina is the complex central building chilled water loops and shared MEP riser blocks. Balancing actuator valves, sanitizing ducts in tight ceiling voids, and ensuring balcony drains do not clog and flood apartments are major priorities.
For high-quality results in Bathroom Waterproofing Project, our certified engineering crew follows standardized procedures. If we are cleaning AC coils, we utilize biodegradable, anti-bacterial agents that wash away sand without corroding aluminum fins. For plumbing modifications, we use premium PPR/PEX piping and run pressure verification audits to check joint integrity. In case of renovation jobs, coving, liquid membranes, and structural anchors are selected to withstand local humidity and support loads safely.
Regulatory Approvals & DEWA Compliance
All structural, MEP, and electrical works in Dubai Marina must meet the regulatory requirements of developer management associations (including Emaar, Nakheel, and Dubai Properties) and municipal offices. Before commencing any major renovation or electrical modification, our Al Quoz desk coordinates NOC applications directly. This ensures that electrical loads match DEWA standards, avoiding panel trips, cable overloads, and local penalties.
